VRM Services (Thailand) Co., Ltd. (hereafter referred to as “VRM Services,” “we,” “us,” or “our“) acts as an agent for property owners (“Owner”) in promoting properties for rent and arranging bookings (collectively, the “Services”). Each time a guest (“Guest”) confirms the booking of a property (“Accommodation”) through VRM Services, a rental contract is entered into between the Owner for the agreed period (“Rental Period”), and the Guest in whose name the booking is made. The Rental Contract is not effective until VRM Services has confirmed the Guest’s booking in writing.
By using the Services, you agree to comply with and be legally bound by the terms and conditions of these Terms of Service (“Terms“). These Terms govern your access to and use of the Services and constitute a binding legal agreement between you and VRM Services.
Site Access and Use
Provided you comply with these Terms, VRM Services grants you a limited, revocable, non-transferable and non-exclusive right to access and use the Site for, and limited to, any of the following purposes:
- searching for a vacation or short-term rental
- booking or inquiring about booking a vacation or short-term rental
- if you are an owner or prospective owner of a property, researching or inquiring about using VRM Services
- logging into the owner account for a property for which VRM Services provides rental management services
- taking any of the above actions for another person for whom you are legally authorized to act
- any other purpose that is clearly stated and expressly permitted on the Site
Any use of the Site for any purpose that is not expressly permitted or otherwise in accordance with these Terms is prohibited. You are not permitted to:
- violate any local, state, provincial, national, or other law or regulation
- use manual or automated software, devices, scripts robots, other means or processes to access, “scrape,” “crawl” or “spider” any web pages
- use the Services for any commercial or other purposes that are not expressly permitted by these Terms
- copy, store or otherwise access any information contained in the Services for purposes not expressly permitted by these Terms
- infringe the rights of any person or entity, including without limitation, their intellectual property, privacy, publicity or contractual rights
- offer, as an Owner, any accommodation that may not be rented or subleased pursuant to the terms and conditions of an agreement with a third party
- use the Site to identify or contact an Owner or guest for the purpose of
- booking or soliciting a booking of a home independent of the Services offered by VRM Services
- soliciting an owner or guest to use any third-party service that is competitive with VRM Services
- post, upload, publish, submit or transmit any User Content that:
- infringes, misappropriates or violates a third party’s patent, copyright, trademark, trade secret, moral rights or other intellectual property rights
- violates, or encourages any conduct that would violate, any applicable law or regulation or would give rise to civil liability
- is fraudulent, false, misleading or deceptive
- is defamatory, obscene, pornographic, vulgar or offensive
- promotes discrimination, bigotry, racism, hatred, harassment or harm against any individual or group
- is violent or threatening or promotes violence or actions that are threatening to any other person
- promotes illegal or harmful activities or substances
- replicate or incorporate any portion or aspect of the Site, including without limitation VRM Services’ name, logo, trademarks, or proprietary information, into any other website without our written consent
User Account Registration and Maintenance
To access certain services, you will be required to create an account directly via the Site. You agree to provide accurate, current and complete information and content during the registration process and to update such information to keep it accurate, current and complete.
You agree:
- to safeguard your login identification and password
- not to disclose your password to any third party
- to take sole responsibility for any activities or actions under your VRM Services account, whether or not you have authorized such activities or actions
- to immediately notify VRM Services of any unauthorized use of your account
VRM Services reserves the right to suspend or terminate your account in our sole discretion.
Limitation of Liability
VRM Services is not an owner of rental properties. You understand and agree that we are not a real estate broker or insurer. VRM Services enters into agreements with Guests, Owner, third party service providers to provide the Services, but has no direct control over the conduct of such parties that are not agents or employees of VRM Services.
Accordingly, VRM Services is not responsible for any liability related to any Services or Accommodations where the Owner, Guest or third party service providers have violated any terms of their respective agreements with VRM Services. By using the Services, you agree that any legal remedy or liability that you seek to obtain for actions or omissions of Guests or third parties will be limited to a claim against the particular Guests or other third parties who caused you harm and you agree not to attempt to impose liability on, or seek any legal remedy from VRM Services with respect to actions or omissions of such third parties.
Reviews and User Content
VRM Services has the absolute discretion (but not the obligation) to pre-screen, remove, or edit any reviews or other user-generated content that may be posted on the Site. We do not guarantee and are not responsible for the accuracy, legality or non-infringement of any user-generated content.
We may, in our sole discretion, permit you to post, submit, upload, or transmit via the Site a review or other content generated by you. If you post, submit, upload, or transmit a review or other content to us via the Site or for potential use on the Site, you grant VRM Services a non-exclusive, perpetual, royalty-free, transferable and fully sub-licensable worldwide license
- to use, reproduce, translate, modify, adapt, access, view, distribute, publish, transmit, publicly display, and create derivative works from the Submissions in any media, now known or hereafter devised, for any purpose
- to use the name that you submit in connection with the content submission
By making any content submission to, via, or for the Site, you represent and warrant that
- you have full rights to the content of the Submissions
- the Submissions do not violate any provision of these Terms
Bookings, Financial Terms, and International Travel
When a Guest enters into a transaction for the booking of an Accommodation, you agree and understand that you agree to accept any terms, conditions, rules, and restrictions associated with such Accommodation imposed by the Owner and VRM Services which are disclosed at the time of booking. You agree to pay VRM Services for the total fees for any booking. In order to consider a booking confirmed, you understand and agree that VRM Services reserves the right to obtain a verification of your credit card or pre-authorization via your credit card for the total fees. We will collect the total fees in accordance with the terms and conditions. You hereby authorize the collection of such amounts by charging the credit card provided as part of requesting the booking, either directly by VRM Services or indirectly or via a third party online payment processor. You also authorize VRM Services to charge your credit card in the event of damage caused at an Accommodation. Once your confirmed booking transaction is complete, you will receive a confirmation email summarizing your confirmed booking.
If your travel plans involve international travel, you agree to be responsible for ensuring that you have all necessary travel documents (including passports and visas), that you meet all foreign entry requirements, and that you have obtained any required medical guidance, medications, and vaccinations. VRM Services shall not be liable for any liability for travelers who are refused boarding onto an international common carrier or entry into (or transit through) a country for any reason.
Foreign Currency
VRM Services offers a feature through which Guests may view total fees for various listings in their local currencies. Any display of fees in foreign currencies is provided as a convenience and for informational purposes only and does not necessarily represent your final cost.
If you (as a Guest) request a booking, you will be notified of the currency in which you will be charged together with the corresponding amount of total fees. You will be responsible for any required currency conversion processing, including the costs thereof, which may be calculated and charged by your credit card provider.

Disclaimers
If you choose to use the Services, you do so at your sole risk. The information published on the Site may contain errors, including pricing errors, inaccurate descriptions of accommodations or reservation availability. You also acknowledge and agree that VRM Services does not have an obligation to conduct background checks on any user. The services are provided “as is,” without warranty of any kind, either express or implied.
VRM Services does not accept any responsibility or liability for:
- any physical injury, sickness, death, loss, damage, inconvenience or additional expenses incurred by the Guest, visitors or party
- any delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any technical, structural, electrical, plumbing or other problems or difficulties with the Property which make it unsafe or unusable, or any other circumstances which amount to ‘force majeure’ or Acts of God, or other events beyond the Owner’s control
In no case will VRM Services be liable to make any payment or give any refund or compensation of any amount over and above the total amount specified in a separate rental or owner agreement that applies to the transaction in question.
Indemnification
You agree to release, defend, indemnify, and hold VRM Services and its affiliates and subsidiaries, and their officers, directors, employees and agents (specifically including Owners), harmless from and against any claims, liabilities, damages, losses, and expenses, including, without limitation, reasonable legal and accounting fees, arising out of or in any way connected with
- your violation of these Terms
- your violation of the law or any rights of third parties
- your access to or use of the Site
Assignment
You may not assign or transfer these Terms without VRM Services’ prior written consent. Any attempt by you to assign or transfer these Terms without consent will be null and without effect. VRM Services may assign these Terms or any of its rights or interest in these Terms at any time, in its sole discretion, without restriction.
Controlling Law and Jurisdiction
These Terms will be interpreted in accordance with the laws of Thailand. In the event of controversy arising from the booking and Property rental that cannot be resolved amicably between the parties, both parties agree to exclusively refer the matter to the Singapore International Arbitration Centre to be resolved finally by arbitration in the English language.
