What is VR?

A Vacation Rental (VR) is an alternative lodging product.  Unlike a traditional hotel room or timeshare unit, VR accommodations may be a Private Villa, Townhouse, an Individual’s personal Beach House or Entire Holiday Home.  VR transactions are typically backed by a revolving Security Deposit and administered by an independently managed 3rd party that facilitates a unique “short-term” lease for a period of no more than 30 days between a property owner and a rental guest(s).

What is VRM Services?

VRM Services (Thailand) Co., Ltd. is a full-service Professional Vacation Rental Management (VRM) Company. Our Head Office is located in Bangkok, and our inaugural Branch Office is located at the Royal Phuket Marina in Phuket.

What is a VRM/S™ Operator Agreement?

It is a unique Agreement that we have created and use, for guidelines to ensure Professional Vacation Rental Management/Service quality and delivery. It is a binding Contract between VRM LTD (Operator) and an individual property Owner or Representative that has a suitable short-term rental property (Owner).

How does the Company operate each rental property?

We operate strategically on behalf of every owner to maximize their property’s short-term rental yield, while always preserving its structural integrity and resale value. Average Nightly Rental Rate (ANRR), Occupancy (OCC), and other Key Performance Indicators (Online/Offline Marketing, Distribution Channels, Listing Sites, Etc.) are forecast and tailored to each property based on real-time market conditions. Our systematic reviews across hundreds of data points allow us to identify and apply dynamic pricing to benchmark an appropriate balance of ANRR and OCC to maximize the yield for your VR property.

What is the Owner onboarding process, and how long does it take?

Once a VRM/S™ Operator Agreement is signed, we strive to have each new property fully onboarded into the rental program within 2-3 weeks. The initial setup process will be carried out by a designated, local representative from our Villa Operations Team. After both the Initial Setup and Onboarding are complete, it will “go live” into our distribution system within 1-2 days, at which time you will be notified electronically and receive login credentials to your Owner Portal.

Can I continue using my existing Villa Manager and/or some of the current staff that I already have and trust?

Yes, this is determined by our local Villa Operations team on a case-by-case basis during the Initial Setup and Onboarding Process. While we have certain brand standard processes and procedures that will need to be properly followed to ensure overall success, we are always happy to review arrangements to work with your existing villa manager or staff.  In most situations, we are able to absorb them fully or partially into our staff rotation successfully.

Do I lose control of booking my property and it’s personal usage for friends and family after I sign a VRM/S™ Agreement contract?

No, it is always your property, and you can notify us in advance of when you or your friends and family would like to visit, called Owner Personal Usage Nights. However, we are completely responsible for the day-to-day operations of your property, which we refer to as “controlling the calendar and keys”. This process requires us to be fully independent in implementing a strategy for setting nightly rental rates and other guest services designed to maximize your rental income over the course of a year. We operate very transparently with detailed monthly and year-to-date statements so that you can see exactly what is happening at any given time.

How do I protect my existing FF&E, private or personal items currently inside the Vacation Property?

Our Villa Operations team will work with you directly to implement a plan for the safekeeping and rotation of all your belongings. We conduct a thorough inspection before entering into a  VRM/S™ contract with Owners, and we maintain real-time Inventory Checklists to ensure the VRM Brand Standards. At your preference, we have onsite/offsite solutions to both secure your items during times of guest occupancy, and to make sure they are rotated back for you during times of Owner Usage.

What are the scope of services and fee structure?

As a Professional VRM Company, we provide comprehensive services to handle all aspects of Operating a VR throughout the contract’s term length, including traditional property management and maintenance, rental guest services, technology, marketing, and sales distribution. Our fee structure includes a fixed monthly Service Fee and a performance-based Management Commission based on the Net Rental Income of each fulfilled guest booking.

Why are Brand Standards important in today’s VR Industry?

The name “VRM” was chosen to represent the current, fast-paced Industry standardization taking place within the global short-term private rental market, and associated non-traditional lodging products. The product is most commonly referred to as Vacation/Villa Rental (VR). The Growing complexity of operating and managing a VR has produced the need for owners to engage Professional Vacation Rental Management (M) companies that specialize in VR products. Thus, the acronym behind our corporate logo is a stamp of Professional Vacation Rental Management, aka, “VRM.”
